Rental Agreement

The rental agreement comes into force when we confirm your reservation. Once the reservation is confirmed, you automatically accept the rental terms outlined below and we will block the requested nights in our booking calender. The house (not the terrace of course) is a non-smoking object. Hosting pets is not allowed. For additional questions please see our FAQ category.

Payment

€200 of the total amount is due upon booking.
The balance is due four weeks before your arrival.
For the legal date of funds received by transfer, our bank statement applies.

Cancellation

If you need to cancel all or part of your booking, the following cancellation fees apply as standard:
- up to 28 days before arrival: 50 Euro
- 14 to 27 days before arrival: 200 Euro
- 8 to 13 days before arrival: 50% of the booking loss
- from the 7th day before arrival: 100% of the booking loss
We recommend you purchase a trip cancellation insurance. In your own interests you should always make a cancellation in writing, for reasons of verifiability and clarity. If something unpredictable happens and you are forced to cancel your visit, we will usually accept potential substitutes you recommend for the same period. If - as for example in the context of the Covid-19 pandemic - travels restrictions come into force - the regulations of the countries of entry and exit valid at the start of the journey apply.

Berlin Registration Number

Since 1 Aug 2018 all accommodations based in Berlin need to be officially registered.
Taut´s Home is registered according to municipal laws. The registration no. is "08/Z7ZA/003544-16".

Liability and Damages

The house is a non-smoking property. The tenant(s) is responsible for all damages to the property caused by them, their family or visitors. During the rental period, the tenant is responsible for securing access, e.g. that doors and windows are properly closed and locked when leaving the house. The tenant also obliges to keep the house, garden and furnishings neat and clean, and to treat all furniture with proper care. The tenant is not entitled to lodge more individuals, or different individuals, than stated in the rental agreement without the owner’s explicit approval. In case of non-compliance, the owner or their nominee shall have the right to reject these individuals or adjust the rent based on the actual number of guests. In the interests of local residents and neighbors, the usual noise limits and norms of behavior for residential areas shall apply. The tenant shall undertake to keep volumes moderate and to respect the customary rest periods. The owner or nominees are entitled to terminate the rental agreement with immediate effect, and to demand the guests’ immediate departure if they grossly violate their duties to care for the rental property, especially if they take in other individuals and/or pets, or if they willfully damage the rental property, or if they otherwise endanger the property or disturb the neighbors with their conduct. In this case, the tenant is not entitled to a pro-rata repayment of the rent. By accepting the booking confirmation, the guest recognizes the validity of the booking conditions as binding. For both parties, the place of contractual fulfillment and jurisdiction is the city of Berlin. German law applies.

Berlin specific regulations and taxes

Unfortunately, there is a lot of administrative things for us to to do and check. Since 1 August 2018, all short-term rentable Berlin residential real estate must be officially registered in accordance with a recently introduced municipal law ("ZwVbG"). The corresponding registration number for Taut´s Home is: 08/Z/ZA/003544-16. Like all "ordinary" accommodations and hotels, we are also obliged to charge 5% "city tax" which applies for all touristically motivated overnight stays in the city.

Personal remark :)

Although we put down certain rules above, we do not expect any trouble. On the contrary: Until now all our guests proved to be very friendly, care-taking, respectful and well aware of the heritage tradition and specific neighbourhood of Taut´s Home.
